FAQ
How much do reports cost?
Fees start at $75 and go up, depending on the type of report ordered, number of sites ordered and the cost of municipality fees if applicable.  A standard single-site Zone IV report with average municipality fees and turn-time would cost about $550-$650 and take 2-3 weeks to complete.  We quote all orders individually to give you the most accurate pricing and timeframe so you will know what to expect.  There are no last-minute or hidden fees associated with our reports. 

How long will it take to get my report(s)?
Average turn-around time is 2-3 weeks for most reports.  Timeframe is dependent on municipality turn-time and cooperation.  Our Zone V executive summary report can generally be turned around in about one week from the date the survey is received.

What if the anticipated turn-time doesn't meet my transaction needs?
We will be happy to provide a preliminary report covering all information that is available within your timeframe.  Many times we can gather verbal or on-line information such as current zoning district, current zoning requirements, zoning map and violations information prior to the receipt of actual municipal documents. 

I have a large portfolio; how many sites can you handle?
All of them!  Our team can handle any size job, from single sites to 500+.  We have both in-house professional project managers and a team of experienced "on-call" research and reporting specialists.  We can organize and handle any project you have and also keep up with new orders, status and the level of communication you expect.  

What information will I need to provide?
You'll need to have the property address and current use for quoting purposes.  If you are ordering a Zone IV or Zone V comparison report, we will also require an ALTA survey.  
 Occasionally, a municipality will require a copy of a survey or a parcel ID number; we will let you know if this type of information will be necessary.

Do your reports meet zoning endorsement policy requirements?
Yes!  Two of our zoning reports were designed specifically to meet the requirements for 3.0 and 3.1 zoning endorsements.  We will also be happy to customize any report to meet your specific transaction needs.

Can I just order a zoning letter?
Yes, but it is not recommended.  Frequently, clients have expressed the need to order just a "zoning compliance letter" from the municipality.  The reason that we recommend ordering a report is that many municipalities have their own policies on what type of information can be provided in a zoning letter.  A few municipalities provide a full property report within their letters, but most provide only partial or very limited information, such as just the current zoning designation.  Also, few municipalities are willing to state property conformance/compliance within a zoning letter.  To ensure that you will get the information that you need, we recommend ordering a report with information obtained via research by our professional staff.
